1117 East Ave. – Day #1 – The Project Overview

Here is the plan for 1117 East Ave. This project is different then 3401 Foster Ave. as it was started about 2 years ago and the developer couldn’t finish it. The new owner is redeveloping it and when complete I’ll sell it…

Overview: 

With careful management by Urban Rehab Consultants, together with the very pleasing layout, location, parking, and large size of the house, the result will be a very desirable product upon completion.  

The following description of our efforts will highlight our thoughts to finish and costs to deliver a house with a U and O certificate ready for a successful marketing of this property. 

Comments and changes to this proposal are invited and welcome.

Qualification: 

Urban Rehab Consultants, LLC has been successfully providing sophisticated living spaces for over ten years in Canton, Fells Point, Little Italy, and Federal Hill.  Completion Plan

Exterior: 

The form-stone front will be removed and the brick repointed to the original hue and appearance.

The front door will be trimmed to highlight the depth of the entrance and present better than what is currently installed.

The side wall facing the alley and the rear wall on the third floor will have a stucco coat, in a neutral color, applied to eliminate the current unsightly appearance. 

The back yard/parking pad is mostly complete.  A six foot tall privacy fence will be added along the alley wall for about twelve feet.  This will add a sense of “back yard” and still accommodate easy parking.  The exposed cinder block wall on the 1115 side will also get stucco to match the main sidewall to provide a finished and pleasing effect.

The roof on the main gabled portion of the house has failed and a new torch-down rubber roof and gutter systems will be installed.

A roof top deck (15x 16 approx.) will be built off the third floor rear door.  This large deck will have a solid wood railing to hide A/C units and provide a measure of privacy for the occupants.

Main Level:

The living room will have pre-finished tongue and groove oak flooring matching the already installed oak stair treads.  Trim accents will include chair rails and extra deep window sills in a classic style to complement the exposed brick wall.

All baseboards (throughout the entire house) will be 4 ¼” colonial base with painted shoe moulding.

Custom, yet economical, hammered iron railings will be installed on all staircases and landings to provide a classic unfettered designer touch.

The kitchen will also have the floors done in oak to provide a seamless transition and add to the visual sense of spaciousness in the house. 

The kitchen’s large size (15 x 25 approx.) will allow for an island with seating as well as room for a dining table.  Mid-grade Kraftmaid cabinetry with crown moulding and GE Profile stainless appliances will be installed.  Our kitchen design is somewhat precast by the already poured concrete slab.  Nevertheless, our design will be classic and casual without undue fussiness.  Granite will be installed on all counter surfaces.

Unfortunately, no powder room was provided for in the current layout and is not cost justified at this point.

Second Level:

The hallway bath will be fitted with a standard tub/shower and vanity.  A tile tub surround will be installed with painted walls elsewhere.

The front bedroom needs no special work beyond normal trim. 

All doors in the house will be six panel colonial with lever style handles.

The rear bedroom is envisioned as the Master Bedroom.  The Master Bath will feature a large walk in shower, “subway style” tile work on the walls, and a 60 inch dual bowl granite toped vanity.  A comfort height toilet will be installed.

All floors on this level will also be hardwood in the same style as the rest of the house.

There is an existing rough-in for a separate HVAC system for this level.  The washer and dryer will adjoin the Master Bedroom per the existing floorplan.

 

Third Level:

This level will contain a third bedroom, full bath trimmed out in tile, and access to the roof top deck on the rear addition.  A future wet bar will be roughed-in in the front room in case a buyer wants to use the top level as an entertainment/media room given its proximity to the deck.

All floors on this level will also be hardwood in the same style as the rest of the house.

 

Lower Level:

The basement height limits the use of the area for mechanicals, storage, and perhaps “projects” space or an office.  The walls will be sheetrocked and the floor painted.
